Vitacon and Housi pre-sell half of new senior living units in São Paulo
Vitacon and Housi have reserved half of the 400 units in their first senior living development before its official launch. Located in the Higienópolis neighborhood of São Paulo, the project has an estimated total sales value between R$ 400 million and R$ 450 million.
The development, titled Vitacon Senior powered by Housi, features units ranging from 27 m² to 85 m². It includes technical curation from Hospital Israelita Albert Einstein to ensure accessibility and integrated technology. Residents will have access to on-demand services, such as physiotherapists and companions, through a pay-per-use model.
According to Housi CEO Alexandre Frankel, the senior demographic has grown from 10% of Housi's residents five years ago to approximately 30% today. The project aims to meet a demand for functional, central urban housing that offers autonomy and proximity to services, rather than traditional nursing homes or gated communities. About one-third of the pre-reservations were made by individuals over 60 purchasing units for their own use.
The commercial launch is scheduled for September 2026. This pilot project serves as a model for future developments, with the companies already planning projects in Perdizes, Jardins, and Moema, and analyzing approximately 50 other initiatives across Brazil.
