Vital Infrastructure Property Trust, a Canadian healthcare real estate investment trust, completed the purchase of the Emblem Health Hub medical office building in Brooklyn, New York, for $89 million. The 140,000‑square‑foot, purpose‑built facility at 101 Pennsylvania Avenue is fully leased on a long‑term basis to EmblemHealth, the state's largest independent physician group. The seller was Dominion Management Company, which developed the seven‑story property about a decade ago. The transaction was arranged by Newmark, with a team that included Ben Appel, Adam Spies, Jay Miele and others.

The acquisition marks Vital Infrastructure's re‑entry into the U.S. market, reflecting its strategy to focus on North American healthcare real estate amid demographic trends and a shift toward outpatient care.
