Vitória leads Brazil competitiveness ranking and real estate prices

Vitória, the capital of Espírito Santo, has secured the top position in the 2026 Municipality Competitiveness Ranking developed by the Centro de Liderança Pública (CLP). The ranking evaluates 65 indicators across pillars such as health, education, security, sanitation, fiscal sustainability, and economic dynamism.

Alongside its leadership in competitiveness, Vitória has become the most expensive city in Brazil for residential real estate according to the FipeZAP Index. The average price per square meter reached R$ 15,448 in July, representing a 12-month appreciation of 9.41%. High demand and limited land availability, particularly in insular areas, have driven prices in neighborhoods like Praia do Canto and Enseada do Suá above R$ 18,000 per square meter.

Aracruz also showed significant progress in the same CLP ranking, climbing to third place among the most competitive municipalities in Espírito Santo, trailing only Vitória and Vila Velha. Aracruz improved its national ranking by 27 positions, with notable advancements in public administration efficiency, health access (ranking 17th nationally), and education metrics.
