Vonovia faces valuation pressure and invests in Frankfurt modernization

Vonovia is navigating a complex economic landscape marked by high financing costs and valuation pressures. Jefferies has lowered its price target for the company from 28.50 to 23.00 euros, citing slower external growth and hesitant dividend increases, though it maintains a 'Buy' rating. The company's performance is currently shaped by the tension between political debates regarding socialization and its core economic drivers.

In Frankfurt, Vonovia is committing significant capital to energy modernization. The company plans to invest approximately 160 million euros over the next three to four years to upgrade its local housing stock. For the current year, investment in energy modernization in Frankfurt is set at 36 million euros, an increase from the previous year.

Key technical initiatives include the expansion of photovoltaic systems and the implementation of 'heat pump cubes'—modular systems developed in Austria and produced in Aachen—to provide heating and hot water in buildings not connected to district heating networks. Vonovia currently manages 16,000 apartments in Frankfurt with a vacancy rate of 2.32 percent.
