Warsaw office market expands as Modern Mokotów redevelopment launches

The Modern Mokotów investment, led by Archicom with a master plan by BBGK Architekci, will transform the former Empark Mokotów office complex in Warsaw’s Służewiec district into a mixed‑use residential and service neighbourhood, adding green areas and a new primary school for 450 pupils.

At the same time, the Polish Chamber of Commercial Real Estate (PINK) reported that in Q2 2026 Warsaw added 45,200 m² of modern office space, with demand reaching 282,800 m²—more than double the previous quarter. Vacancy rates fell to 8.5% city‑wide, down 1.0 percentage point from the prior quarter and 2.3 points from Q2 2025. The Central Business District saw the lowest vacancy at 4.8%, while outer areas remained at 11.8%.

Both developments signal a strengthening office market in Poland’s capital, with new supply, rising demand, and a notable reduction in empty office stock.
