Westend Complex Secures Record €290 Million Green Refinancing

Gránit Pólus Group refinanced the Westend mixed‑use complex in Budapest with a €290 million green loan, the largest real‑estate refinancing in Hungary in the past five years and a record for a single‑property transaction. The loan, led by Erste Group Bank AG and arranged together with Erste Bank Hungary, UniCredit Bank and K&H Bank, replaces the complex’s previous financing and is secured by the Westend assets.

Westend welcomes nearly 20 million visitors each year and comprises more than 50,000 sqm of retail space with over 400 shops, 16,000 sqm of office space across three towers, and a 230‑room Crowne Plaza hotel. Around €10 million was invested in sustainability and energy‑efficiency upgrades, raising renewable‑energy use to about 80 %, introducing nature‑based solutions and AI‑powered building‑management systems. These measures earned the building A and A+ energy‑efficiency ratings and are expected to secure BREEAM In‑Use Excellent and Outstanding certifications later this year, meeting EU taxonomy requirements.
