Świnoujście plans a new development strategy for Seaside District
The city is preparing a local spatial development plan for approximately 19 hectares of the Seaside District (Dzielnica Nadmorska). The plan aims to move away from individual plot-by-plot decisions toward a comprehensive strategy for the entire area, located between Bolesława Chrobrego, Uzdrowiskowa, and Zdrojowa streets, bordering the Spa Park.
Key objectives of the plan include reducing high-rise construction, protecting greenery, establishing clear parking rules, and managing urban pressure. One major proposal involves relocating a multi-level parking facility to an already urbanized plot to prevent the loss of additional green space.
The new plan seeks to regulate building heights, intensity, and biological activity areas. While previous 2010 regulations allowed for structures up to 45 meters (12–14 stories), the current project aims to set new limits for typical tourist developments to better manage the district's rapid growth in hotels and apartments.
