Winterhude property prices surge past €10,000 sqm as Hamburg district becomes premium hotspot

A new district report by Klinke Immobilien shows that buying a newly built apartment in Hamburg's Winterhude now typically costs over €10,000 per square meter. Around a decade ago the same market averaged roughly €4,300 per square meter, illustrating a rapid price escalation. The analysis attributes the shift to Winterhude's combination of proximity to the Außenalster lake and the Stadtpark, a vibrant restaurant scene, and good connections to Hamburg’s centre. The area is no longer a uniform market; sub‑neighbourhoods such as Jarrestadt, Mühlenkamp and the Pergolenviertel differ in price levels, target groups and housing concepts. Five recent new‑build projects, including the MY ONE development, exemplify the evolving demand for high‑quality, space‑efficient apartments in this increasingly scarce and sought‑after location.
