Wollongong faces potential conflict over massive new apartment proposal

Developer Level 33 has revealed plans for a major apartment complex in Wollongong, situated on the corner of Gipps and Flinders streets. The proposal features five towers, with heights reaching 35 and 36 storeys, intended to house approximately 2,400 people across 1,260 units.

The project includes 190 affordable units, representing 15.1 per cent of the total floor space, which allows the developer to seek height limit bonuses. However, the proposed heights significantly exceed the current 24-metre limit set by the Wollongong Local Environment Plan. Level 33 is seeking concurrent rezoning through the NSW Major Projects process, arguing the development holds strategic merit.

Potential conflict is expected regarding the scale of the towers, as previous high-rise proposals in the area have faced scrutiny from the state's Planning Department regarding height concerns.
