Wuppertal real estate delays prompt calls for faster land registry

Delays in registering priority notices (Auflassungsvormerkungen) in the land registry are slowing down real estate transactions in Wuppertal, Germany. According to Dario Dzamastagic, Managing Director of Alfred Vollmer Immobilien and board member of the Immobilienverband Deutschland (IVD West), the processing time for these entries can currently take up to five months.

Dzamastagic argues that these delays create a bottleneck that affects more than just the immediate buyer and seller. The waiting period impacts purchase price payments, financing, renovation investments, and trade orders from craftsmen. He notes that these delays can negatively affect regional economic development and individual life planning.

To resolve the issue, Dzamastagic is calling for a reduction in processing times from five months to approximately five weeks. He emphasizes that the goal is not to reduce legal security, as the priority notice is a vital instrument for protecting a buyer's claim to future ownership, but rather to increase the speed of the administrative process.
