Xàbia faces extreme housing costs in mainland Spain

The Marina Alta region in Spain is facing a severe housing accessibility crisis. According to a report by Tinsa by Accumin, Xàbia is the most expensive municipality in mainland Spain for home buyers, requiring 69% of a household's disposable income to purchase a home. This exceeds the 35% threshold considered reasonable by the firm.

Other municipalities in the area are also under significant pressure. Teulada requires 64% of disposable income, Calp 60%, Dénia 55%, and Benissa 44%. For comparison, the average effort for home buyers across Spain is 34%.

In Dénia, the demand for affordable rental housing has overwhelmed local services. Following the announcement of 46 government-managed units through the Casa 47 plan, the number of applicants has significantly exceeded the available supply. Local housing services report being overwhelmed by inquiries, with appointment slots disappearing almost instantly as residents seek relief from the high cost of living.
