Yogyakarta officials plan vertical housing to address rising property costs

The Special Region of Yogyakarta (DIY) government is mapping the need for vertical housing to address rising property prices and a growing population. Projections from the 2025–2045 Regional Long-Term Development Plan suggest the population will increase from approximately 3.66 million in 2020 to over 4.07 million by 2045.

Limited land availability in urban areas, particularly within the Kartamantul agglomeration (Yogyakarta City, Sleman, and Bantul), has driven up housing costs. To combat this, the regional government is exploring the development of low-cost rental apartments (Rusunawa) through collaboration with the central government.

In Sleman Regency, plans to build vertical housing specifically for civil servants (ASN) have faced delays due to land acquisition challenges. While studies for the project are complete, the government is navigating complex regulatory procedures and socialization requirements. Officials are currently exploring the possibility of utilizing village treasury land (Tanah Kas Desa) to overcome the scarcity of available land near government complexes.
