Yum China Acquires Pizza Hut China Operations for $1.2 Billion

Yum China completed a US$1.2 billion purchase of the Pizza Hut brand’s ownership in mainland China from Yum! Brands, ending a 36‑year licensing arrangement. The deal eliminates a 3 % license fee, which Yum China expects will lift restaurant and operating profit margins by about 2.8 percentage points and add modest earnings‑per‑share accretion in 2026, rising to mid‑single‑digit in 2027‑28.

Financing was secured through an offshore RMB‑denominated bridge loan of roughly US$1.2 billion, carrying an interest rate near 2 % and a tenor of up to 12 months. The company plans to accelerate new‑store openings, raising its net‑new Pizza Hut locations from over 600 to more than 800 per year in 2027‑28, aiming for a 2‑3‑year payback on each outlet.

The acquisition gives Yum China direct control of Pizza Hut’s Chinese operations, allowing faster investment decisions and a shift from a licensing model to outright ownership. The brand, which also operates restaurants in Turkey—including Bursa—expects the new structure to improve efficiency and profitability across its global footprint.
