Zagreb real estate prices rise amid luxury construction focus

Real estate prices in Zagreb continue to rise despite a decline in transaction volume. The market is currently characterized by a shortage of supply, as investors primarily focus on luxury new constructions. In one specific residential project near the intersection of Vukovarska and Strojarska streets, prices for luxury apartments have increased three times since construction began in late 2024, reaching between 7,200 and 8,400 euros per square meter.

In the secondary market, prices for older buildings are reaching up to 4,000 euros per square meter. Experts note that stricter credit conditions are further limiting buyer capacity. Ivana Čikić, director of Dom ekspert, stated that the secondary market accounts for 80 to 85 percent of total real estate turnover. She suggested that if owners of older properties lowered prices, demand could shift from new luxury builds to older housing, potentially stabilizing the market and stimulating overall turnover.
