Zillow and Redfin settle antitrust claims over rental market competition
Zillow Group and Redfin have reached a settlement with the Federal Trade Commission and attorneys general from five states—New York, Arizona, Connecticut, Washington, and Virginia—to resolve antitrust allegations regarding the online apartment rental market.
The settlement addresses a February 2025 agreement in which Zillow paid Redfin $100 million to exit the multifamily rental advertising market and transfer customers to Zillow. Regulators argued the deal stifled competition and increased advertising costs for landlords by an average of 14.5 percent.
Under the new terms, Redfin must dismantle provisions that prevented it from competing and will rebuild its own apartment advertising business, including hiring staff and selling its own products. While the companies will continue a syndication partnership that allows Zillow listings to flow across Redfin’s platforms through at least June 2030, Redfin is now permitted to publish listings independently. The companies must also pay $2 million to the coalition of states.
