Zillow study: $100K salary impact on rental market affordability
A study by Zillow reveals that a $100,000 annual salary provides significant advantages in the rental market compared to median-income earners. Following the guideline of spending 30% of gross income on housing, a six-figure household can afford a monthly budget of approximately $2,500. This budget allows access to 77% of rental listings nationwide, whereas a typical renter earning a median income of $58,000 can only access 31% of listings.
Nationwide, the $2,500 budget enables renters to access nearly 20% more living space and 63% more single-family homes than median-income renters. However, the impact of this income varies drastically by geography. In affordable metros like Memphis and Oklahoma City, a $2,500 budget can secure large single-family homes with three to four bedrooms.
In contrast, high-cost metropolitan areas such as San Jose, Boston, San Francisco, Los Angeles, and New York create a different reality. In San Jose, where the median listed rent is $3,539, a $2,500 budget places a six-figure earner near the bottom of the local market, limiting their options significantly.
