Zoopla reports difficulties in UK flat sales market
The UK flat market is facing significant challenges, with data from Zoopla indicating that four out of five flat owners struggle to sell their properties within six months. This weakness in demand is attributed to high supply and increased buyer uncertainty regarding running costs and leasehold complexities.
Richard Donnell, Executive Director at Zoopla, noted that the price gap between flats and houses in Britain is currently at its widest in three decades. He highlighted that the ‘race for space’ has led many buyers, particularly first-time buyers outside of London, to bypass the flat market in favor of three-bedroom freehold houses.
Several factors are contributing to the difficulty in selling flats, including service charge levels, ground rents, building safety concerns related to the cladding crisis, and the complexities of leasehold ownership. These issues have led lenders to scrutinize how they underwrite loans for such properties. While the market faces these hurdles, Donnell suggested that flats may offer ‘growing value’ as prices are unlikely to fall significantly, though buyers remain cautious.
In contrast, the challenges appear less pronounced in Scotland, where freehold ownership is more common. Meanwhile, campaigners continue to push for faster progress on leaseholder protections following the Leasehold and Freehold Reform Act 2024.
