Zürichsee real estate sees record luxury construction boom

The real estate market on the left shore of Lake Zurich, known as the ‘Pfnüselküste’, is experiencing a significant boom in luxury construction. According to data analyzed by Engel & Völkers and Wüest Partner, property prices in municipalities such as Kilchberg, Rüschlikon, and Thalwil are reaching record levels, rivaling the traditionally more expensive ‘Gold Coast’ on the right shore.

New constructions accounted for approximately 60 percent of all home transactions in these lakeside communities during the second quarter of 2026. This represents a substantial increase from three years ago, when new builds made up only about 25 percent of transactions in areas like Kilchberg, Thalwil, Rüschlikon, and Horgen.
