Zurich pension funds drive significant portion of residential demolitions

Pension funds are playing a significant role in the demolition and redevelopment of residential properties in Zurich. Data indicates that while pension funds own approximately 10% of the city's housing stock, they are responsible for 25% of all apartment demolitions since the beginning of the year, totaling 235 units.

These redevelopment projects often involve replacing older buildings with new constructions that command significantly higher rents. In some cases, new rental prices have been advertised at more than double the previous rates. This trend has sparked debate regarding the impact on low-income households.

One specific ongoing case involves the Credit Suisse Group Pension Fund and its Brunaupark project in Zurich's District 3. Despite two previous court rulings halting the project due to concerns over noise protection and green spaces, the fund intends to submit a revised building application by the end of the year. The project aims to replace 1980s-era housing with new buildings that would double the number of available apartments. The BVK pension fund has been identified as a leading entity in these demolition activities within the city.
