Zwolle plans expansion of up to 11,500 new homes

The city of Zwolle is advancing major residential expansion plans, targeting the development of up to 11,500 new homes across several districts.

In the Kamperpoort area, the municipal executive has established a spatial plan for Meeuwenlaan. This project, developed by a partnership including BPD | Bouwfonds Gebiedsontwikkeling and Dura Vermeer, offers two variants: a base plan for approximately 530 homes and an alternative for about 552 homes that includes more mid-market housing. The plan emphasizes green public spaces and improved connectivity for both new and existing residents.

Broader expansion efforts focus on the Vechtrand, Nieuw Zuthem, and Stadsbroek areas. The Vechtrand zone could see between 2,500 and 5,000 homes in the Ceintuurbaanzone, while Vechtpoort 1 near Berkum may accommodate 1,500 to 3,000 units. Nieuw Zuthem is projected to host 2,000 to 3,000 homes.

However, significant infrastructure uncertainties remain. The scale of these developments depends heavily on the realization of a new Zwolle-Zuid station and the removal of high-voltage power lines. Without improved public transport and energy infrastructure, the municipality may have to limit the scope of the housing programs.
