Australian real estate market activity

Overview

The Australian real estate market has shown varied activity across different sectors and regions. Initial reports highlighted diverse transactions, including a rapid one-day off-market sale of a three-bedroom house in Epping for $625,000 and a $3.35 million unit sale in Wollongong. Activity later shifted toward high-end luxury markets in Sydney’s eastern suburbs, including multi-million dollar apartment sales in Elizabeth Bay and a $50 million property package in Woollahra.

Despite initial resilience in Sydney and Melbourne auctions following the Reserve Bank’s decision to raise interest rates to a 15-year high of 4.6 per cent, the market is now experiencing a notable downturn. National preliminary auction clearance rates have fallen to 48.2 per cent, marking the second-lowest rate of 2026. While Sydney and Melbourne have maintained clearance rates above 50 per cent, other regions like Brisbane have seen significant weakness, with auction success rates dropping to 25.6 per cent.

Spring auction volumes have decreased by 31 per cent year-on-year, and the number of homes available for sale nationally has risen to approximately 276,000, a 21.6 per cent increase compared to the previous year. This rise is driven by properties remaining on the market for longer periods. Economists and banking executives report growing buyer hesitancy; Steve Laidlaw, CEO of People First Bank, noted that purchasers are waiting to see where market valuations land, with some predicting potential price reductions of 10 to 15 per cent. Furthermore, distressed sales have increased by approximately 29 per cent year-on-year, reflecting reduced borrowing capacity.
