The Canadian housing market is navigating challenges related to declining property values and the transition to higher mortgage payments following a period of low interest rates.

While some homeowners face significant financial risks, particularly those in co-ownership arrangements, broader delinquency rates remain low. In cases of declining real estate prices, co-owners may face ‘power of sale’ processes where property values fall below remaining mortgage balances, leaving signatories jointly liable for the debt shortfall.

Despite these risks, reports indicate that a widespread default crisis has not materialized. Although many Canadians expect increased payments upon mortgage renewal and some report financial strain or reduced discretionary spending, most homeowners intend to maintain their current living arrangements.

Recent data from a Royal Lepage survey highlights growing anxiety regarding upcoming renewals. Approximately 35 per cent of Canadian homeowners report feeling more anxious about their renewals than in previous years, with this sentiment most prevalent among those who last renewed in 2021 or 2022 when the overnight rate was 0.25 per cent.

While mortgage rates have declined from 2023 peaks, 38 per cent of Canadians with primary residence mortgages expect monthly payments to increase upon renewal, with 12 per cent anticipating a ‘significant jump’. Conversely, 31 per cent expect payments to remain similar and 17 per cent expect a decrease. Royal Lepage CEO Phil Soper noted that many 2021 borrowers were stress-tested at rates near five per cent or higher, which may assist in managing the transition to the current rate environment.
