Czech investment trends in Central CEE and Eastern Europe real estate
The Czech Republic is experiencing shifting trends in investment activity across Central and Eastern Europe (CEE). In the first half of the year, the Czech mergers and acquisitions (M&A) market grew by 35% year-on-year, reaching 96 transactions. Due to domestic market limitations, Czech investors are expanding their search for opportunities into Western European countries including Germany, Austria, Croatia, and Slovenia. Recent observations from the Czech National Bank highlight a concerning trend regarding domestic housing costs. Consumer loans are increasingly being utilized to finance housing expenses that fall outside of mortgage eligibility. This shift toward more expensive, non-purpose loans suggests that high housing costs are driving households toward more costly debt structures. As Czech investors increasingly look toward international real estate markets to diversify assets, seek passive income, or secure affordable retirement living, experts warn of significant risks. These include navigating different legal frameworks, managing currency fluctuations, handling varying tax regulations, and dealing with less transparent property registries. Furthermore, domestic strategies are shifting toward continuous portfolio evaluation, as rising property values may cause rental yields to decrease relative to market value.
