The upward trend in Euribor rates continued into late September 2026, driven by geopolitical tensions and rising inflation. Following the European Central Bank (ECB) decision to raise its deposit facility rate to 2.50 percent, Euribor rates reached new highs. In Portugal, the six-month Euribor rose to 3.103%, the 12-month rate to 3.362%, and the three-month rate to 2.617%. These fluctuations are expected to increase mortgage payments in October for nearly one million families with variable-rate contracts. By early October 2026, Euribor rates showed mixed movement. The six-month Euribor, a key benchmark for variable-rate mortgages in Portugal, decreased to 2.936%, while the three-month and 12-month rates increased to 2.642% and 3.213%, respectively. Portugal ~~also~~ continues to lead the European Union in housing price inflation. Eurostat data for the second quarter of 2026 shows Portugal recorded a 16.5% year-on-year increase, following a quarterly rise of 3.6%. This growth outpaces the EU average annual increase of 4.7%. Other nations with double-digit growth include Bulgaria (15.5%), Lithuania (14.3%), Slovakia (13.6%), Croatia (12.7%), Spain (12.1%), and Romania (12.1%). In the Portuguese rental market, approximately 88% of listings are priced at or below 2,300 euros. This pricing threshold is linked to a government fiscal package that reduces IRS tax rates on rental income from 25% to 10% and lowers VAT on construction to 6% for qualifying properties. Market trends show that properties listed under this 2,300 euro limit are, on average, 12% smaller than previous listings, with a higher concentration of one-bedroom apartments. In the 2,000 to 2,300 euro range, listings have grown by approximately 34%, with Lisbon accounting for 76% of these advertisements.
