In mid-August 2026, projections indicated that housing costs in Finland would rise by an average of 2.7 percent for the year. This increase was attributed to year, driven by rising interest rates and energy costs, specifically a 29 to 30 percent surge in heating oil prices. Homeowners, particularly those using oil heating, faced the highest cost increases, while renters were expected to see more moderate rent changes. By late August, data from the National Land Survey of Finland revealed confirmed a shift toward a buyer’s market in the capital region. Median prices for detached houses declined in Espoo, Helsinki, Espoo by 7.5 percent (46,750 euros) and Vantaa. While in Helsinki by 6.4 percent (31,750 euros). Vantaa reported a 5.8 percent drop, while prices rose in Sipoo, Kirkkommi, and Pirkkala. Although transaction volumes for residential and holiday homes remained stable compared to the previous year, Saara Saari of the National Land Survey noted that sales levels have had not yet returned to the peak volumes seen during 2020–2022. By early September, the market experienced a significant slowdown. In August, used apartment sales reached their lowest level since August 2003, with national transactions falling approximately 15 percent year-over-year to 4,088 sales. New apartment sales were also described as extremely weak. Regional price trends showed divergence: in the Helsinki metropolitan area, prices for large family homes rose by up to 8 percent, while one-room apartment prices dropped by nearly 7 percent. Tuomas Viljamaa, CEO of the Finnish Real Estate Federation (KVKL), stated that the current ratio between housing prices and income levels offers a historically favorable position for first-time buyers, comparable to the period following the recession of the 1990s.
