Mortgage lending markets in Spain, the Netherlands, and Chile showed growth during the first half of 2026. In Spain, Unicaja reported a 39% surge in mortgage production, reaching €2.093 billion in new loans for the first six months. Broader data from the Instituto Nacional de Estadística (INE) indicates that Spain’s mortgage market experienced its best performance since 2010. Between January and June 2026, 259,684 mortgage loans were signed, a 7% increase over the same period in 2025. Specific June data for Spain shows that total capital lent for housing increased by 17.5% to 8,188 million euros, with signings rising 10.8% year-on-year to 45,907 loans—the highest June figure in 16 years. The average mortgage amount reached a record 178,365 euros, a 6% increase from the previous year. While regional growth was noted in Canarias (+31.4%), Castilla-La Mancha (+23.2%), and Comunitat Valenciana (+16.1%), declines occurred in the Balearic Islands (-10.4%), Cantabria (-9.1%), and Galicia (-7.3%). Despite the increase in mortgage activity, home sales in Spain saw a 4% year-on-year decline, totaling 67,529 transactions. This contraction was attributed to rising property prices, which increased by an average of 8.8% to 2,114 euros per square meter. In the Netherlands, mortgage lending saw its best semester performance since 2010. In Chile, the Ñuble region experienced a 7.07% nominal increase in the mortgage loan stock for housing as of June 2026. Recent data highlights divergent trends in the Iberian Peninsula. While Spanish home sales declined by 4% to 67,529 operations, mortgage lending for housing rose by 0.2% to 36,249 operations, and the average mortgage amount increased by 7.3% to 188,785 euros. Property prices in Spain continue to climb, with an 8.8% average increase to 2,114 euros per square meter; notably, Cantabria saw a 41.6% price surge. In Portugal, the mortgage market is seeing significant expansion.
