Global residential real estate market trends
Overview
Residential real estate markets in the United States, United Kingdom, and Australia are experiencing significant regional and sectoral divergences.
In the United Kingdom, early reports indicated a split between urban and suburban sectors, where city center developments faced viability challenges while suburban single-family housing remained strong. Subsequent data showed a regional shift, with Northern regions and Northern Ireland experiencing stronger price growth compared to London, which faced high affordability constraints and low buyer success rates.
In the United States, investment trends in New York highlighted a shift toward Debt-Service Coverage Ratio (DSCR) loans for rental properties, focusing on net operating income rather than personal employment income.
In Australia, regional property values outperformed capital cities, with regional dwelling values rising by 5.6 per cent while capital city values fell by 1.8 per cent. This slowdown in the Australian market was attributed to sustained interest rates reducing borrowing capacity and a reluctance among sellers to list properties.
