The Greek mortgage market has entered a period of significant expansion. In the first half of 2026, mortgage lending reached €1.83 billion, a 118% increase from the previous year and the highest level since 2013. This growth marks the first credit expansion in the sector in 16 years, with net funding flows turning positive after years of negative flows. By July 2026, the net funding flow for the preceding seven-month period reached approximately €80 million, representing a sharp reversal from the negative flows recorded in 2024 and 2025. Monthly funding in June 2026 reached €533 million, a 14.5-year record. This surge is partially attributed to the ‘Spiti Mou’ program, which utilizes Recovery and Resilience Facility funds. The second cycle of the program has seen funds transferred to the Hellenic Development Bank to facilitate participant processes. As the market grows, the role of mortgage brokers is also increasing. These intermediaries assist borrowers with complex approval processes and product comparisons. Mortgage intermediation accounted for approximately 12% of housing loans in 2025 and is projected to reach 15% in 2026. Looking ahead, banking institutions are monitoring upcoming government decisions on housing policy and are planning new products featuring tax incentives to support first-time homebuyers through 2030.
