The Hungarian government has introduced the ‘Wekerle Home Construction Programme’ to address a housing crisis characterized by rising rents and a significant gap between house prices and real wages. Minister of Transport and Investment Dávid Vitézy noted that while real house prices rose by 120% over 15 years, real wages increased by only 60%.

The initiative seeks to utilize up to EUR 550 million from European Union funds, with the potential to reach EUR 2 billion through market co-financing. The program marks a strategic shift toward state intervention, focusing on social and urban development to stabilize the market. Under government resolution 1275/2026, officials were tasked with finalizing preparations by late September, aiming to pivot from incentivizing home ownership toward a model emphasizing affordable rentals, student accommodations, and the development of brownfield sites.

Recent developments indicate a broader shift in investment policy alongside the housing program. The administration is reviewing massive state contracts involving private equity funds to enforce new transparency requirements, which mandate the disclosure of ultimate beneficiaries in state-related transactions. Some companies linked to Lőrinc Mészáros have already lost EU funding or support due to non-compliance with these ownership rules.

Additionally, reports suggest the previous administration planned to sell various state-owned properties in Budapest, including historic buildings and office towers, to fund new office complex acquisitions, with some assets allegedly not fully disclosed in public prospectuses. While general manufacturing and investments have declined, the residential construction sector and certain public investments in health and education have shown significant growth.
