Cologne-based real estate developer PANDION AG has filed for insolvency proceedings under self-administration. The filing, made on August 10, 2026, includes the parent company and five subsidiaries covering real estate, sales, project management, and engineering. The company attributed the filing to a tense liquidity situation following the loss of a key financing component in early August. A critical trigger was the failure to meet a €3.6 million interest payment on a €45 million corporate bond issued in 2021/2028. Despite extensive restructuring efforts, including previous measures to extend bond maturities and adjust interest rates in October 2025, the company cited an inability to stabilize its liquidity. As the restructuring progresses, PANDION has filed for insolvency for eleven specific project companies, including PANDION Wolframstraße Stuttgart GmbH & Co. KG, Objekt Fischerhüttenstraße GmbH & Co. KG, and PANDION Silberburg Höfe Stuttgart GmbH & Co. KG. These filings are a direct consequence of the liquidity shortages affecting the group. Through the self-administration process, PANDION aims to continue business operations and pursue a structured restructuring by seeking new partners. A preliminary creditors' committee has been established to support the proceedings. The insolvency affects approximately 3,800 planned apartments and 200,000 square meters of office space across various German cities, including major projects in Munich and Düsseldorf. While the group is affected, individual project companies are reportedly not directly impacted by the filings. However, the future of several large-scale construction sites remains uncertain. Short-term short-term security for the company’s approximately 190 employees is currently reported as stable, with wages secured through insolvency money pre-financing from the Federal Employment Agency. pre-financing.
