Japan residential preference and livability trends

Recent real estate surveys in Japan indicate a shift in residential preferences toward community engagement, lifestyle amenities, and natural scenery.

In the Tokyo metropolitan area, Recruit’s 2026 SUUMO ranking for cities where residents wish to continue living placed Kugenuma in Kanagawa Prefecture at first place. Kugenuma was noted for its accessibility to Fujisawa, Yokohama, and Shinagawa, as well as its proximity to Kugenuma Kaigan Park and relatively lower housing costs compared to neighboring areas. The area was also highlighted for strong community involvement, including local markets and beach cleanups. While Tokyo stations occupied nine of the top ten spots, the survey observed that preferred residential neighborhoods are often located two to three stations away from major terminal hubs and are characterized by high civic pride and active participation in local activities.

In Hyogo Prefecture, Nifty Real Estate’s 2026 rankings identified Mukonoso in Amagasaki as the top city for the second consecutive year, driven by affordable rents and the anticipation of a new station. Sannomiya in Kobe ranked second, while Akashi rose to third place due to its accessibility and childcare support programs.
