Mexico housing crisis and affordability
Overview
Mexico continues to face a multifaceted housing crisis involving both physical infrastructure deficits and declining affordability. Data from Sedatu and Conavi indicate that over 90% of homes in 128 municipalities are in a state of “housing lag,” characterized by overcrowding or the use of precarious building materials. This deficit is heavily concentrated in Chihuahua, Sonora, Chiapas, and Oaxaca, with some municipalities like Bacoachi, Sonora, and Maguarichi, Chihuahua, seeing a deficit affecting nearly 99.8% of local housing stock.
Urban experts note that this crisis extends beyond physical structures. Miguel Sosa, president of the Federation of Colleges of Architects of the Mexican Republic (FCARM), highlighted that urban expansion toward peripheral zones increases distances between homes, workplaces, and essential services, complicating mobility.
Economic barriers are also intensifying. While housing prices have risen significantly faster than household incomes, recent analysis shows that the cost of a standard 48-square-meter affordable home has tripled over the last 20 years, rising from approximately 235,000 pesos in 2005 to 785,000 pesos in 2025. During this same period, the nominal monthly income for a professional with ten years of experience grew by only 66%. Consequently, the economic effort required to purchase such a home has doubled, increasing from 1.2 years of gross income in 2005 to roughly 2.4 years in 2025. This trend is driven by inflation in materials and labor, alongside the rising cost of securing urbanizable land.
