Polish student housing cost increases

Overview

Students in Poland are experiencing rising costs for university accommodation. At Nicolaus Copernicus University in Toruń, dormitory rates are set to increase on October 1, with single rooms costing between 720 and 880 PLN and double rooms between 530 and 660 PLN. Further increases are anticipated for March 1, which the university attributed to “rising facility maintenance costs”.

Nationwide, the market is characterized by a supply-demand imbalance. Research indicates that only 11% of students reside in dormitories, while 29% rent private apartments. While dormitories are generally more affordable than the private sector, prices vary significantly, such as at the University of Wrocław where monthly charges can reach 1,470 PLN.

To combat infrastructure limitations and a shortage of beds in state-supervised dormitories, the capacity of private purpose-built student accommodation (PBSA) is projected to grow from approximately 16,500 beds at the end of 2025 to 24,000 by 2030.
