Imovirtual data for Q2 2026 show interior districts such as Évora and Santarém holding average target prices near €200 000, while coastal searches are centred around €260 000. Cascais remains the only municipality outside Lisbon where median prices exceed €5 000 per square metre. Long‑term rental supply shrank 22 % to 40 716 units year‑on‑year, with the steepest drops in Coimbra (‑58 %), Porto (‑52 %) and Lisbon (‑27 %).
