Southeast Asia is undergoing rapid digital expansion driven by cloud adoption, technological innovation, and increasing data infrastructure. In Thailand, the digital economy is projected to reach $140.3 billion by 2025, supported by an internet penetration rate exceeding 91 percent and a mobile-first consumer base.

This growth is supported by a significant boom in data center capacity. Major hubs include Kuala Lumpur, slated for approximately 7.7 GW of projects; Bangkok, with roughly 2 GW under construction; and Jakarta, which hosts hyperscale operators such as AWS, Google Cloud, Microsoft, ByteDance, and Alibaba Cloud. Power availability has pushed developers toward secondary markets like Johor, Malaysia, which leads APAC rankings for ease of grid connection.

Investment in the sector is accelerating, with data center companies raising approximately $11.5 billion in disclosed equity funding, 85 percent of which has been secured since 2024. This capital is highly concentrated; five Singapore-headquartered operators—DayOne, Princeton Digital Group, ST Telemedia GDC, Nxera, and Digital Edge—account for roughly 98 percent of total funding. DayOne has emerged as the most-funded operator with $6.4 billion, committing roughly $7 billion to projects in Malaysia through 2026.

Beyond hardware, the region is seeing rapid deployment of Artificial Intelligence of Things (AIoT) for smart city, maritime, and industrial automation projects. Companies like NCS Group are leading smart city and smart port initiatives, while Malaysia sees growth in industrial AIoT through firms like MDT Innovations. To navigate geopolitical competition between the United States and China, nations are exploring a ‘third stack’ movement to develop independent AI capabilities and maintain regional autonomy.
