In the apartment sector, Pattaya maintains a high-volume market with 1,237 units listed out of 1,903 nationwide. In contrast, While Pattaya offers lower entry prices due to high-density vertical development, Phuket maintains a more premium market; by premium, lower-volume market. By March 2026, average condominium pricing in Phuket reached approximately 85,000 baht per square meter, a 14% increase since 2024. Unlike Pattaya, Phuket’s geography limits large-scale developments, which drives up land costs. Other areas such as Krabi and Hua Hin are noted as emerging locations for various buyer profiles. Legal complexities remain a central factor for prospective owners. Because foreigners cannot own land outright, they must navigate specific legal pathways, such as the ‘51% rule’ regarding international ownership. Investors are advised to verify land titles (Chanote) to ensure secure property rights. Transaction costs typically include a 2% transfer fee, stamp duties, and specific business taxes. In urban centers like Bangkok, expat residential choices are increasingly influenced by proximity to BTS and MRT rail lines to manage commuting logistics.
