UK home renovation cost and efficiency analysis
Overview
Research from the Home Builders Federation (HBF) indicates that property buyers frequently underestimate the costs required to renovate older homes to meet modern living standards. The HBF report, titled ‘Nothing Compares to New’, suggests that renovating a three-bedroom semi-detached house to match the energy efficiency, technology, and comfort of a contemporary new build could cost approximately £170,000.
A significant gap exists between consumer expectations and actual expenses; while 56% of surveyed adults expected to spend no more than £50,000 on renovations, only 1% anticipated costs exceeding £150,000.
Affordability pressures are a primary driver for this behavior, with 42% of respondents stating that mortgage limits may force them to purchase properties requiring significant renovation work. This figure increases to 54% among those aged 25 to 34.
Beyond initial costs, data from Octopus Energy highlights long-term savings in new builds, which typically use roughly 30% less energy than older properties. This can result in annual energy bill savings of approximately £420 compared to EPC D-rated homes, and up to £650 compared to less efficient EPC F or G-rated properties. Steve Turner, executive director at the HBF, noted that the value of integrated features in new builds, such as modern layouts and energy-efficient heating, is often overlooked during cost calculations.
