US commercial real estate debt fund closures
Overview
In late October 2026, two New York based investment managers announced the closure of significant real estate debt funds.
Northwind Group completed its Northwind Debt Fund III (NDF III) with $1 billion in committed capital, doubling its original $500 million target. The fund focuses on senior-secured bridge loans in major US gateway markets, with approximately 93 percent of the fund expected to target residential properties. Since its first close in January 2025, the fund has originated approximately $1.5 billion in loans and is currently 60 percent deployed.
ACORE Capital closed its second opportunistic commercial real estate credit fund, ACORE Opportunistic Credit II (AOC II), with $1.1 billion in commitments. This amount exceeded the firm’s initial $1 billion target. The fund aims to address market conditions such as higher borrowing costs and property refinancing challenges by providing credit based on adjusted property values. ACORE has already committed approximately $400 million across 14 transactions.
