A study indicates that 51 percent of American property owners carry monthly credit card debt, with 67 percent of participants reporting they feel “overwhelmed” by their finances.

Simultaneously, the multifamily commercial sector is facing a significant debt maturity wall. Approximately $757 billion in apartment-related debt is scheduled to mature between 2026 and 2028, with nearly $300 billion due in 2026 alone. Landlords who previously held low-interest loans are now facing refinancing at much higher rates, a situation exacerbated by property values that have dropped more than 20 percent from their 2022 peak. This has led to rising delinquency rates in commercial mortgage-backed securities and is driving industry consolidation and a shift toward acquiring distressed properties.
