U.S. housing market price trends

Overview

U.S. home prices showed nominal growth in both July and August 2026. In July, the FHFA House Price Index rose 0.3% monthly and 2.6% annually, while the S&P CoreLogic Case-Shiller Index increased 0.3% monthly and 1.9% annually. Regional data for July showed significant variation, with Chicago seeing a 6.9% annual increase and Seattle recording a 1.6% annual decline.

By August, the S&P Case-Shiller Index rose 2.1% year-over-year and the FHFA index saw a 2.4% annual increase. Despite these nominal gains, home values declined in real terms for the 15th consecutive month, as inflation—measured at 3.4% in August—continued to outpace price growth. High mortgage rates, averaging approximately 7.32%, and elevated energy costs were noted as ongoing challenges to housing affordability.

By late October, the market faced continued stagnation. New single-family home sales fell 0.6% in September to a seasonally adjusted annual rate of 676,000, representing a 5.3% decrease from the previous year. While this figure exceeded economist forecasts of 651,000 units, the median sales price for new homes in September dropped to $400,400, a 3.9% decrease from a year ago.

Mortgage rates have surged, with the average 30-year fixed-rate mortgage reaching approximately 7.32% according to Freddie Mac, driven in part by economic uncertainty and geopolitical tensions in the Middle East. To counter high borrowing costs and constrained demand, builders have increasingly utilized price cuts, financing incentives, and smaller home designs. Data indicates that 43% of builders implemented price reductions in October, the highest proportion since 2020. At the end of September, the housing supply for new homes stood at 476,000 units, representing an 8.4-month supply.
