The financial pressure on the sector is compounded by a rising real estate bond market, with some developers offering yields as high as 13% per year to manage maturing principal payments due in late 2026. As of early September 2026, the liquidity crisis has manifested in specific corporate defaults. No Va Thao Dien Co., Ltd. reported difficulties meeting obligations for a bond series with a par value of 2,300 billion VND, noting an outstanding principal balance of approximately 1,056.83 billion VND that it was unable to pay on schedule as of August 14, 2026. Hung Thinh Land Joint Stock Company has also been cited as facing delays in fulfilling bond obligations.
