The housing market in Vigo is experiencing significant upward pressure on costs and declining accessibility. Local real Real estate data indicates that residential sale prices have nearly doubled since 2016, rising from 126,975 euros to 223,438 euros. This trend has pushed the price per square meter to 2,403 euros, a level exceeding the previous housing bubble. Consequently, the volume of property transactions is projected to reach its lowest level since statistical tracking began, and the median age of homebuyers has dropped to a record low of 49 years. In response to these conditions, the advocacy group Alianza pola Vivenda has pressured Mayor Abel Caballero to declare Vigo a ‘stressed residential market zone’. The group argues that the local government has failed to execute a municipal agreement from March 2024 intended to initiate such procedures. Activists claim that implementing this declaration could provide rent relief for tenants, citing the success of similar measures in Barcelona and A Coruña, and have characterized existing municipal programs as insufficient to address the crisis. To address the crisis, the Vigo City Council has launched ‘Vive Vigo’, a municipal program designed to mobilize up to 12,000 vacant homes into the rental market through public intermediation. The council will act as an intermediary for five years, guaranteeing rent payments to owners and committing to return properties in their original condition. To ensure affordability, the city will cover portions of the rent if a family’s income falls below 30% of the agreed price. Additionally, the Urbanism Management office is awarding grants of up to 20,000 euros each for the rehabilitation of specific apartments to support the initiative.
