Air conditioning adds up to millions to Hungarian home values

An analysis of nearly 10,000 Hungarian apartments sold in 2026 shows that the presence of an air‑conditioning system has become a major price driver in the housing market. In Budapest the average price per square metre of a 50 m² condo with a climate‑control unit is about 5.3 million HUF (≈8 %) higher than a comparable unit without it. In county‑level cities the premium rises to roughly 6.2 million HUF, while in smaller towns the gap can exceed 10 million HUF.

The study links the premium to extreme summer heat waves and growing climate uncertainty, noting that buyers now view air‑conditioning as a functional necessity rather than a luxury. “A modern climate‑control unit not only cools but also heats, and in the context of recent energy‑market volatility its value further increases,” said Balogh László, lead economic expert at ingatlan.com.

While the equipment itself may cost several hundred thousand to a few million for a typical home, the additional resale value often outweighs the investment, making air‑conditioning a financially sensible upgrade across the country.
