Almería housing prices rise modestly, market remains more affordable than rest of Spain
In Almería, both rental and purchase prices have increased by an average of 1.8% per year from 2014 to 2024‑2025, according to the Bank of Spain's annual housing report. Despite this upward trend, the province shows lower housing pressure than many other Spanish regions. Rent costs represent 23.8% of households' net disposable income, while buying a home requires about 4.8 years of net earnings – figures that are well below those in Málaga, Cádiz, Sevilla and Granada, where rent and purchase costs consume up to 34.6% of income and over 11 years of earnings respectively.
The report highlights a nationwide shortage of housing supply, driven by limited urban land, slow planning processes and constrained construction capacity. While the Spanish residential market expands alongside economic growth and improved financing conditions, the supply side struggles to keep pace, especially for rentals, which continue to be the most challenging segment for younger households and newcomers.
