This has driven a resurgence in mixed-rate mortgages, which accounted for 15% of signings in July—nearly triple the volume seen at the start of the year. While these products offer initial fixed rates between 1.8% and 3%, they carry risks once the variable period begins. For September 2026, competitive fixed-rate offers (TIN) include Ibercaja’s ‘Vamos’ at 2.55% and Banca March’s ‘Avantio’ at 2.65%.

In response to the crisis, interest in self-construction is rising. According to the IV Observatory on Housing and Sustainability, 42% of Spaniards have considered building their own homes, a figure that rises to 52% among those aged 25 to 34.
