Amsterdam home prices drop near viral TikTok snack shop

Research from TU Delft indicates that long queues at the popular Amsterdam snack shop Fabel Friet are linked to lower residential property prices in the surrounding area. The establishment, which gained viral fame on TikTok, attracts significant crowds of tourists, often resulting in wait times of up to one hour.

A study by researcher Rosa van der Drift, published in the journal Regional Studies, analyzed 6,233 home sales in Amsterdam between 2015 and 2023. The findings show that homes within a 500-meter radius of the shop sold for an average of 4.9 percent less than comparable properties located further away, representing a difference of approximately 41,000 euros per home. The impact is even more significant for properties in immediate proximity; homes within 70 meters of the business sold for an average of 11.4 percent less.

Potential factors contributing to the decreased value include noise pollution, street congestion, and litter. Local residents have expressed ongoing frustration regarding the nuisance caused by the crowds, leading to legal action involving the municipality of Amsterdam and representatives of Fabel Friet. A judicial ruling on the matter is expected in the coming weeks.
