Amsterdam snack shop tourism nuisance dispute
Overview
Research from TU Delft has linked the viral popularity of the Amsterdam snack shop Fabel Friet to a decline in local residential property values. A study of home sales between 2015 and 2023 found that properties within 500 meters of the shop sold for an average of 4.9 percent less than comparable homes, with those within 70 meters seeing an average decrease of 11.4 percent. Researchers suggest noise, congestion, and litter contribute to this trend.
In response to the nuisance caused by the ‘TikTok queue’, nineteen local residents have filed a lawsuit against the city of Amsterdam to contest the business’s operating license. Plaintiffs argue that crowds of tourists occupying narrow streets near the Keizersgracht canal cause significant issues, including litter, mayonnaise stains on historic stonework, and increased pest activity involving seagulls and rats. Lead plaintiff Niek van der Heijden stated that the shop’s small size forces business activities into the public space, and he requested the business be moved to a location with sufficient indoor seating.
During court proceedings, city representatives expressed understanding regarding the residents' concerns but noted that the business owners have complied with all existing regulations. Officials stated there is currently ‘no legal basis to shut down the establishment’. While the Mayor has the authority to refuse licenses if a business negatively impacts the living environment, representatives for the shop have noted they have hired cleaning services to manage the impact.
