Andalusian student housing crisis pushes rent to historic highs, Malaga offers limited affordable units

Rent prices for university students in Andalusia have surged to record levels. In Sevilla, a shared‑room now averages €380 per month, while in Malaga and Granada figures approach €400. The spike coincides with the start of the university enrollment period, overwhelming the limited supply of student accommodation and prompting landlords to demand high deposits and advance payments. Students report having to share rooms, travel long distances, or abandon their studies due to unaffordable housing.

In response, the Malaga municipality has opened applications for the final 175 protected‑ownership (VPO) apartments in the University District. Rents range from €496 to €625 per month, inclusive of garage and storage, with eligibility tied to income limits (no more than 2.5–4 times the IPREM) and residency requirements. The units feature common amenities such as a pool, gym, and coworking spaces, but the limited number offers only a modest relief to the broader student housing shortage.
