Argentina housing costs rise as maintenance fees surge
Rising maintenance fees and utility costs are placing significant financial strain on property owners and tenants in Argentina. Eduardo Awad, president of the Association of Owners, Consortia, and Consortia of Argentina, noted that average monthly building fees (expensas) in Buenos Aires can range from 280,000 to 450,000 pesos for a single-room apartment.
When factoring in essential services and taxes such as electricity, gas, water, and ABL, the total monthly cost to maintain a single-room apartment can reach approximately 1 million pesos. This increase in housing-related expenses is reportedly outpacing the income growth of much of the population, leading to rising delinquency rates in fee payments.
