Data from Sismat indicates that bathroom renovations cost roughly $2,809,687 per square meter—about 45% above the general average—while kitchen renovations cost approximately $2,677,852 per square meter.

New data from Roomix highlights a disparity in construction costs based on unit size. Studio apartments (monoambientes) are seeing a higher cost per square meter, averaging u$s2,240, compared to u$s2,039 for two-room units. This trend is attributed to fixed costs, such as kitchens and bathrooms, being distributed over a smaller total surface area, combined with high demand for these units as entry-level investments.

Beyond acquisition and construction, the cost of maintaining existing properties is rising. Eduardo Awad, president of the Association of Owners, Consortia, and Consortia of Argentina, reported that monthly building fees (expensas) for a single-room apartment in Buenos Aires can range from 280,000 to 450,000 pesos. When including utilities and taxes, total monthly maintenance for such a unit can reach approximately 1 million pesos, which is reportedly outpacing income growth.
